The Blue Print in Denver

This charming 1890s historic property was full of character but in need of thoughtful transformation. Our client envisioned a small-scale investment—a home they could live in comfortably while preserving the option to rent or sell down the road.

To maximize livability without compromising the home's intimate scale, we designed and executed a "pop-the-top" addition, creating a loft space complete with built-in closet storage and a staircase carefully integrated into the existing footprint. Renovations to the kitchen, bathroom, and bedroom brought modern function to historic charm, while a custom-painted accent wall in the living room honored our client's artistic sensibility.

Exterior updates were equally intentional—a refined color palette selected to highlight the home's original architectural details and restore its curb appeal as a neighborhood gem.

The investment paid off. Our client enjoyed the home, later transitioned it to a successful rental, and ultimately sold the property—realizing nearly 40% return on investment within five years.

A testament to what's possible when vision, craftsmanship, and historic character come together.
